Terms used in Bidtify and in Legal Execution Department auction notices, with the Thai term used in the Thai version of the app.

## Auctions and offices

**Legal Execution Department, LED** (กรมบังคับคดี) The Ministry of Justice department that auctions the property of judgment debtors. All case data in Bidtify comes from its notices.

**Auction** (ขายทอดตลาด) A sale where buyers bid against each other and the highest bid wins.

**Selling agency / Legal Execution office** (หน่วยงานที่ขาย / สำนักงานบังคับคดี) The office that announces and runs the sale of a case.

**Auction round, sale date** (นัดขาย / รอบขาย) A date set for the auction. A case usually has several rounds; if one fails to sell, the case goes to the next.

**Lot, set, sale order** (ล็อต / ชุด / ลำดับการขาย) Numbers that identify a case in the sale notice and on the auction day.

**Case number** (หมายเลขคดี) The number of the court case under which the property is being sold.

## Prices and money

**Appraised price** (ราคาประเมิน) The Legal Execution Department's valuation, used as the basis for the sale. **It is not an actual sale price**; Bidtify's data contains no actual sale prices. Some screens call it "Estimated price" or simply "Price".

**Bid deposit** (เงินวางประกัน) The security a bidder must lodge before bidding. It is not an opening price.

**Price per square wa, ฿/sq.wa** (ราคาต่อตารางวา) The appraised price divided by the land area in square wa. Use it to compare value across plots of different sizes.

**Median** (มัธยฐาน) The middle value when figures are sorted. Unlike an average, extreme values don't pull it. **P25** and **P75** are the values below which 25% and 75% of the figures fall.

## Outcomes

**No bidder / unsold / failed to sell** (ไม่มีผู้สู้ราคา / หลุดนัดขาย / ขายไม่ออก) An auction round cancelled because nobody bid. The case goes to the next round. Bidtify uses these terms interchangeably.

**No-bidder rate** (อัตราหลุดนัดขาย) The share of auction rounds with no bidder, out of rounds whose date has passed and whose outcome is known.

**Sold** (ขายแล้ว) A case that has been sold at auction.

## Burdens on the property

**Mortgage carried over** (จำนองติดไป) The buyer takes on the existing mortgage. Check the outstanding mortgage before bidding.

**No mortgage** (ปลอดจำนอง) Sold free of any mortgage.

**Sold with / Sale terms** (จะทำการขายโดย) The field in the notice that states whether a burden stays with the property.

## Land size and property types

**Square wa, sq.wa** (ตารางวา, ตร.วา) The Thai unit of land area. 1 square wa = 4 square metres.

**Rai-ngan-wa** (ไร่-งาน-วา) How land size is written on a title deed. 1 rai = 4 ngan = 400 square wa, and 1 ngan = 100 square wa.

**Title deed, deed number** (โฉนด / โฉนดเลขที่) The land title document and its number, checked with the Land Department.

**Property type** (ประเภททรัพย์) For example land with buildings (ที่ดินพร้อมสิ่งปลูกสร้าง), condominium unit (ห้องชุด) or vacant land (ที่ดินว่างเปล่า).

**District, sub-district** (เขต/อำเภอ, แขวง/ตำบล) Bangkok uses khet and khwaeng; other provinces use amphoe and tambon.

## Bidtify features

**Alert area** (พื้นที่แจ้งเตือน) A shape drawn on the map to be alerted about new cases inside it. See [Draw alert areas](https://docs.bidtify.com/en/alerts/saved-areas/).

**Same-night alert** (แจ้งเตือนทันที) Pro and Expert users are alerted the night the system finds a new case. It is not real-time. See [How alerts work](https://docs.bidtify.com/en/alerts/how-it-works/).

**Daily summary** (สรุปรายวัน) Free users get a summary of new cases in the app the next morning.
