Pre-auction checklist
The Due-Diligence Checklist at the bottom of every case page helps you work through the important checks before you lodge a deposit. It is saved per case to your account, so you see the same progress on any device.

What is on the checklist?
Section titled “What is on the checklist?”- Verify the title deed with the Land Department
- Check encumbrances / carried-over mortgage
- Visit the property in person
- Check for occupants or squatters
- Check access and roads
- Check utilities (water/electricity)
- Check zoning and land-use restrictions
- Compare against nearby market prices
- Check outstanding debts (tax / common fees)
- Read the auction terms and deposit rules
How do I use it?
Section titled “How do I use it?”- Click Mark as done on each item you have checked (Mark as not done if you clicked by mistake).
- Type in Note (optional), for example who you spoke to or what you saw on site.
- Click Save. When you see Checklist saved, it’s stored.
The Progress bar shows how many of the 10 items are done.
Why does the mortgage item have an extra warning?
Section titled “Why does the mortgage item have an extra warning?”If the case’s Sale terms say mortgage carried over, the item “Check encumbrances / carried-over mortgage” shows an extra warning, because the buyer takes on the existing mortgage. Confirm the outstanding debt with the creditor or the Legal Execution office before bidding.
